Cold plunge installation in London: cost, siting, noise and hard water

A chilled cold plunge in London costs roughly £3,000–£12,000 installed, and the install itself — base, outdoor electrical supply, drainage — is usually £800–£3,000 of that. The tub is the easy part. In London, three things decide whether the project works: where it physically goes, whether the chiller will upset a neighbour four metres away, and what very hard water does to a small, chilled, recirculating body of water.

Constraint one: there is no spare garden

London’s private outdoor spaces are the smallest of any region in Great Britain — a median of roughly 140 m² against about 188 m² nationally — and around one Londoner in five has no access to a private or shared garden at all. A plunge tub has a footprint somewhere near 2 m × 1 m plus a chiller, plus room to stand and get out of it, plus airflow around the condenser. In a terraced garden 5–6 m wide that is a genuine planning exercise.

Four siting patterns that actually work in London:

  • The side return. Often the only part of a London garden that isn’t the garden. A tub against the flank wall with the chiller further along keeps the lawn intact and puts the compressor away from the neighbour’s patio doors.
  • Inside a garden room. Very common in London because so many gardens already have one. It solves screening and weather; it creates a ventilation problem, because a chiller rejecting heat into a sealed timber box will work harder, cost more and fail sooner. It needs vents.
  • Indoors. A ground-floor utility, an outbuilding or a converted basement. Ground floor and slab only — over 500 kg filled with a person in it is not a first-floor proposition without a structural opinion. Our indoor vs garden cold plunge page weighs this properly.
  • Sunken. London is the one UK market where excavating for a flush-set plunge is regularly worth it, because land is expensive enough that the square metre you save has real value. It’s the most expensive route and it engages drainage, ground conditions and — in much of the capital — London Clay, which shrinks and swells with moisture and makes a considered base design non-optional.

Getting the tub to the garden is the other half of this. A great many London terraces have no rear access except through the house. Measure your hallway, your kitchen doorway and any turn between them before ordering: a rigid one-piece acrylic or stainless tub that won’t make the turn means either a crane over the roof, with a road closure or suspended bay from the borough, or a different tub.

Constraint two: the chiller and the party fence

This gets underestimated constantly, and London is where it bites. A domestic chiller is a refrigeration compressor with a fan. It is not loud in absolute terms — think dishwasher — but it cycles, it runs at night, and in a London terrace the boundary may be three metres from the unit and your neighbour’s bedroom window six metres beyond that.

Nothing about this is a planning matter, but noise from domestic equipment can become a statutory nuisance investigated by the borough’s environmental health team, and that is an unpleasant way to find out you sited it badly. Practical mitigations: put the chiller on the house side rather than the boundary side; sit it on anti-vibration feet rather than directly on a slab that shares a wall; use an acoustic screen with a genuine air gap rather than boxing it in; and if the unit has one, use a night mode. Ask the installer for the unit’s rated sound power in dB(A) and where they intend to put it. Both should be on the quote.

Constraint three: London water is very hard

London sits on chalk, and Thames Water’s supply across most of the capital measures roughly 250–330 mg/l as calcium carbonate — very hard, and among the hardest supplies in Europe. People assume this only matters for kettles. In a chilled plunge it matters in two specific places.

The heat exchanger. The chiller passes water over a cold surface. Calcium comes out of solution preferentially at surfaces where heat transfer happens, and a scale film there is an insulating layer: the unit runs longer to hold the same temperature, and your monthly cost drifts up without anything visibly failing.

Water balance. High calcium hardness makes water prone to cloudiness and scaling as pH drifts up, which it does naturally in an aerated system. Left alone you get a dull film on the tub walls and a persistent haze that no amount of extra sanitiser fixes, because the problem is not microbiological.

None of this is hard to manage — it just needs doing. Fill through a hose-end pre-filter or a softener connection if you have one. Test calcium hardness alongside pH and free chlorine rather than only the latter two. Keep pH toward the lower end of the acceptable band. And budget for descaling the chiller circuit periodically; ask any installer quoting in London how they handle this, because a good one will already have an answer.

Softened water is not a free win, incidentally: sodium-exchange softened water has very low calcium and can be aggressive to some metal fittings, so blend rather than filling entirely from a softener.

Planning, flats, freeholders

For a house, a free-standing plunge tub in the garden is almost never a planning matter — it’s treated much like any other piece of garden equipment. You cross into planning when you build around it: a shelter, an enclosure or a sunken installation engages the outbuilding rules, and Greater London’s dense conservation-area coverage means the side-of-house exemption frequently doesn’t apply. There are over a thousand conservation areas across the 33 London districts, with coverage as high as around 70% in Kensington & Chelsea and roughly half of Islington.

For a flat or maisonette, permitted development rights for outbuildings do not exist at all. Add freeholder consent, a probable licence to alter, and — if you are above ground floor — a structural view on the load. Delivery, electrics and running cost

Every London borough is inside the ULEZ at £12.50 a day for a non-compliant van, 24 hours a day; the Congestion Charge applies on top in the centre and rose at the start of 2026. Most installers’ vans are compliant, so the charge you are more likely to meet is a suspended parking bay applied for through your borough. Ask who arranges it.

The chiller needs a permanent, RCD-protected outdoor supply — notifiable work under Part P, not an extension lead through a window. In an older London terrace the honest cost is usually the cable route, not the circuit: getting armoured cable from a consumer unit under the stairs to the end of a garden often means lifting a period floor or trenching the side return.

On running cost, one genuinely London point: the urban heat island keeps central summer nights several degrees warmer than the surrounding counties, so a July chiller works harder in Hackney than in Hertfordshire. Common questions

Will my neighbours be able to hear the chiller in a London garden?

Possibly, which is why siting matters more here than almost anywhere. A domestic chiller is broadly dishwasher-loud and cycles on and off, and in a terraced garden six metres wide the unit may sit within a few metres of a boundary. Put it away from party fences and bedroom windows, keep it ventilated, and if a complaint escalates it becomes a statutory nuisance matter for your borough's environmental health team.
