Where to put a garden sauna: siting, distances and access

Site a garden sauna close enough to the house that you will use it in the rain, on firm, free-draining ground, with the door and glass out of the prevailing south-westerly wind and away from overlooking windows. Keep the building more than 2 metres from any boundary if you want more than 2.5 metres of height to play with, and check the delivery route before you order — a 2.4 m panel does not go through a 900 mm side gate.

Everything else on this page is detail. But get the distance from the back door wrong and none of the detail matters, because the sauna will not get used.

Start with the walk from the back door

The most reliable predictor of whether a garden sauna becomes a habit is how far you have to walk to it in a towel, in the dark, in February, with a wet floor waiting for you on the way back. Five to fifteen metres from a back door is the sweet spot. Beyond about twenty metres, people start reserving the sauna for occasions rather than using it on a Tuesday.

Practical consequences of that walk: a hard, non-slip route — paving or stone, not lawn and not smooth porcelain, which is lethal when wet; lighting on the path, ideally on a sensor; and somewhere dry to stand at each end, which is what a small covered porch on the cabin is for.

If the only place a sauna will physically fit is at the bottom of a long garden, be honest with yourself about that before spending £10,000. A smaller cabin nearer the house usually beats a bigger one further away — see sauna sizes and occupancy for how small you can sensibly go.

The boundary rule that quietly decides your design

In England, most garden saunas go up under permitted development as an outbuilding, and the rule that bites hardest is the boundary one:

That 2.5 m ceiling is measured to the highest point of the structure — and for a wood-fired sauna, the flue counts. A cabin 2.1 m tall plus a metre of twin-wall flue is a 3.1 m structure, so tucking it against the fence takes it outside permitted development. Move it in from the boundary, or go electric.

Other conditions apply: single storey, not forward of the principal elevation, and outbuildings must not cover more than half the land around the original house. Listed buildings, conservation areas, National Parks and AONBs are tighter again, and Scotland, Wales and Northern Ireland run their own regimes. Privacy, overlooking and the lit-box problem

People come out of a sauna in swimwear or less, several times a session. Stand where the door will be and look up — first-floor windows see over fences that feel perfectly private at ground level.

Then think about the glass at night. A panoramic front is why many people buy an outdoor cabin, but a lit glass box after dark is a display case from outside and a black mirror from inside. Face the glass towards your own garden or a hedge, and keep the bright light outside the cabin rather than in it. A mature hedge or slatted screen 1.5–2 m away solves overlooking, privacy and wind exposure in one move, without adding height to the building itself.

Wind, sun and the view from the bench

Wind. The UK prevailing wind is broadly south-westerly. A door on the south-west face takes driven rain into the cabin every time you open it and cools the room fast in winter. Turn it to face north-east or east where the plot allows, or shelter it with a screen, a hedge or the house. For a wood-fired stove, keeping the door and air inlet out of a strong crosswind also helps it draw cleanly.

Sun. East-facing glass gives you morning light; west-facing gives you the evening, which is when most people actually use a sauna. A large south-facing glass front cooks on a July afternoon and glares badly. Dappled shade is your friend — full shade is not, because a roof that never dries grows moss and the cladding stays damp.

The view. Not fluff. The biggest difference between a cabin people love and one they tolerate is what you look at from the bench. Point the glass at the garden, the trees or the sky, not at the wheelie bins or your own kitchen window.

Ground, drainage and what is underneath

An outdoor cabin with a heater, 60 kg of stones and three adults on the upper bench is comfortably over a tonne on a small footprint. It needs a levelled, compacted sub-base with paving slabs, ground screws or a reinforced concrete pad — not lawn, not bare soil, and not a deck built for garden furniture — plus a ventilated void or slight upstand under the floor so air moves and the timber dries. Timber sitting in a puddle is the fastest way to rot an expensive cabin, so avoid the lowest corner of the garden where water stands after heavy rain; if that is the only spot, budget for a soakaway or a French drain.

Before you dig, check what is under the lawn. Drains, manholes, gas and water services and a neighbour’s shared run are all common and all expensive to discover with a spade. Building over or close to a public sewer needs a build-over agreement from the water company — a slow conversation you do not want mid-install.

Trees and the cable run

Trees complicate three things at once. Roots — building close to mature trees on shrinkable clay is a subsidence question, and root damage cuts both ways. Branches — overhanging limbs drop sap, leaves and bird mess onto the roof and keep it permanently damp. Protection — a tree with a Tree Preservation Order, or any tree in a conservation area, cannot simply be cut back; the council must be notified and there is a statutory waiting period. Keep the cabin outside the canopy spread of any mature tree, and do not assume the tree can be reduced to make the plan work.

The electrical run is the other buried cost. A traditional heater needs a dedicated circuit, not a socket — armoured cable in a trench from the consumer unit — and the price scales with distance plus reinstatement of whatever you dug through. A 6 m run across a lawn and a 30 m run under a patio and a driveway are very different invoices. Keep the run short, keep it out of hard surfaces, and route the trench so a future cold plunge, garden room or outdoor lighting can share the excavation. Access: can it physically get there?

This is the failure mode that catches people after they have paid a deposit.

Measure the narrowest point of the route — including the diagonal at a corner, gate posts, downpipes, meter boxes and a low soffit. Then measure the largest single component the supplier will deliver, which is usually the biggest wall panel or the roof, not the overall cabin size.

If it has to come over the top, you need a hiab with reach to the drop point, a legal place to park a lorry, and sometimes a permit from the council. Reach falls off sharply with distance and weight, so a heavy pod at the far end of a long garden means a much bigger machine than a light cabin near the front. Get the supplier to confirm the lift is feasible in writing before ordering, and check who pays if access fails on the day.

Where the cold water goes

If contrast bathing is the plan, decide the cold end at siting stage, not afterwards. Keep the plunge or cold shower within three to five metres — much beyond ten and the rhythm goes — but not directly in front of the sauna door, where the splash zone attacks the threshold and the timber. Plan drainage for both, because a tub gets emptied a few times a year and a shower runs every session. Share the electrical trench: a chiller needs its own outdoor-rated supply and digging once is far cheaper than digging twice. Common questions

How far from the house should a garden sauna be?

Close enough that you will walk it in a towel in February — for most gardens that means 5 to 15 metres from a back door. Beyond about 20 metres usage drops sharply, and the electrical run gets meaningfully more expensive because you are paying for armoured cable and trenching by the metre. Distance from the house is the single strongest predictor of how often a garden sauna actually gets used.

How close to a boundary fence can I put a sauna?

There is no minimum distance under permitted development, but if any part of the building sits within 2 metres of a boundary its total height must not exceed 2.5 metres — and that includes a wood-fired flue. Move it more than 2 metres in and you can go to 3 metres for a flat or mono-pitch roof, or 4 metres for a dual-pitched roof. Separate fire-spread and neighbour considerations still apply.

Which way should the sauna door face?

Away from the prevailing wind, which in most of the UK is south-westerly, so the door is not blasted with rain every time you open it. If there is a view worth having, orient the glass and the bench towards it rather than the door. For a wood-fired sauna, keeping the door and air inlet out of a strong crosswind also helps the stove draw cleanly.

Can a garden sauna go on grass or a decking?

Not on grass, and only on decking that was specifically designed for the load. A loaded outdoor cabin with heater, stones and people can exceed a tonne over a small footprint. Standard practice is a levelled compacted sub-base with paving slabs, ground screws or a reinforced concrete pad, with a gap under the floor so air can circulate and the timber can dry.

Will the sauna fit through my side gate?

Often not. A typical UK side gate or alley is 800–1,000 mm clear, while a mid-size outdoor cabin arrives as panels 1.8–2.4 m wide, or as a fully assembled barrel. If access is tight the options are a smaller panel-built model, a build-on-site cabin, or a hiab lift over the house or fence — which needs a clear approach for the lorry and sometimes a permit.
